How For Sale Signs and Directional Signs really work in real estate


Many home sellers fear placing for sale signs on their homes because buyers may stop and knock on the door or drive up their driveway without an appointment.

Example: Alex, a client who initially listed with one of our competitors, was absolutely against any sign being placed on the property. He pointed out that his home was not along a main road, and the only people who traveled through the area were the neighbors. Furthermore, his wife was home alone during the day, and he didn't want someone coming down their driveway and ringing the bell when she was by herself.

After a few unsuccessful months of selling, he canceled the contract with his initial agency and listed the property with our firm. We convinced Alex that he really needed to have a sign in the yard. Our compromise was that we would include on the sign that "Showings Will be by Appointment Only." After only a week on the market, we received a call from Charlotte, a sister of one of Alex's neighbors.

Charlotte said she had wanted to live in the neighborhood for years, but no homes had come up for sale. She hadn't been actively looking for a home, so she didn't know that Alex had his home on the market. When the for sale sign went up, Charlotte's sister called her immediately. She paid full price for the home.

Signs are one of the best ways to attract buyers. Some of your neighbors probably already know someone who would like to live in the neighborhood. There are other buyers who are driving through your area right now looking around at what homes are for sale. Do not ignore the power of a professional looking real estate sign.

If you plan to sell your home on your own, make sure you have a professional looking sign installed in your yard. You want to convey to potential buyers that you are meticulous in everything you do. A generic sign from Home Depot with your phone number in magic marker lets buyers know that you did a quick job putting up the sign, and may do the same with how you take care of the home.

It also conveys that you may not be as serious about selling your property. Small sign companies are located nearly everywhere and can often have a professional looking sign created for your home within a day or two.

Directional signs can also help by leading buyers to your home. Buyers who are driving around an area looking for homes will hone in on those little arrows and follow them to your house.

A word of caution, though. If your agent places an arrow on a corner, the owner of that corner property may take it out of his or her yard and throw it away. Some will even destroy the sign and leave it in place.

Since you are the neighbor, and less likely to be seen as someone trespassing on his or her property, it would be better for you to contact the corner property owner yourself and explain how you are trying to sell your home and really would appreciate if he or she would allow you to have your agent place a directional arrow in the yard for a few weeks or months.
