How to Get the Best Resale Value


Generally if a buyer is planning to sell a home within a short timeframe, a good method of boosting the resale value is to try and purchase a home in a neighborhood that has high or at least above average property values. This however can be best described as the foundation since obtaining the best resale value for the home involves more than just buying an expensive home in a nice neighborhood.

For starters, convention plays a major role when it comes to resale value. As tempting as it might be to purchase a home with an irregularly shaped lot that differs from every other home nearby, this unconventional shape will drop the resale value so it might be smarter to just stick with a tried and true rectangular lot instead of taking unnecessary risks. Speaking of the lot, don't get too carried away with exterior landscaping. A decent sized and a well kept yard prevents unwanted price inflation and thus an unnecessary hit to the resale value.

If money is a non-issue most people would, by default, purchase the largest and nicest home they could find. When it comes to resale value, this is not exactly the best thing to do and it's strongly recommended that buyers instead choose a smaller residence after they've evaluated home values in the neighborhood where they intend to purchase. Further down the road, a smaller home can directly influence and in many cases boost the value of the larger home the buyer was considering purchasing.

The number of bedrooms and bathrooms is the other important component which can affect resale value and the best thing to do is to choose a home with no less than three or no more than four. This ensures the home has a good "bedroom to bathroom ratio" which won't force the price to jump too high and affect the resale value.
