How to distinguish home buyers from lookers


Not all people who set up an appointment and view your home will be serious buyers. Unfortunately, you will have to accept this premise in the beginning if you are planning to sell your home. Hopefully, your Realtor will help to reduce the number of lookers wasting your time, but there are usually one or two that slip through. There are several distinctive types of buyers in the marketplace.

The first is the serious buyer who is qualified and wants to find a home. Luckily, these are the majority of buyers in most marketplaces. These buyers look at your home and compare it with other homes for sale and decide which one they want to purchase. Because your home is now well-staged and priced correctly, they will hopefully decide on your home very quickly.

The second type of buyer is someone who really wants to buy, but hasn't yet been able to get his or her financing in place. This buyer may have good credit but little money saved toward the purchase, or he or she may have credit issues that still need to be worked out before purchasing.

Unfortunately, the buyer's lack of current ability to purchase doesn't seem to discourage him or her from looking. On a positive note, Realtors usually figure these buyers out very quickly and stop showing them homes.

The third type of buyer is someone who really wants to purchase, but won't do it unless he or she finds the perfect home. This buyer's home is not sold yet, and may not even be on the market.

The offer this buyer makes may be contingent upon the sale of his or her home. That is not a good position to be in, but the buyer rationalizes that he or she does not want to give up his or her home and be stuck having to buy something else quickly without taking the time to find the new, perfect abode.

The fourth type of buyer is the discount shopper. This buyer is looking to find a steal in the marketplace and will keep hunting until he or she finds it.

Discount shoppers may be investors looking for home sellers in trouble, or they may be buyers looking for a personal residence but wanting to pay below market. Discount shoppers often make many offers on properties until they find someone who is willing to take their offer.

The final buyer type is really not a buyer at all. This type of buyer spends his or her weekends house hunting at the expense of many Realtors' gasoline and car wear. They are called lookers or window shoppers.

They dream of buying another home, and it becomes entertainment for them, just as if they were going to dinner or a movie. Realtors try to minimize the number of lookers to whom they show homes. Some of these individuals show up regularly at open houses.
