Developers are very good advertisers. For those developments on the outskirts of town there are usually signs along the highway near their new community. I have found that one of the best places to see announcements for new developments is in the newspaper. Most newspapers have a real estate section that is devoted to not only the buying and selling of existing homes, but also to the ads from developers. The local newspaper and the closest major newspaper are really full of information for the home buyer, from what is for sale to local mortgage rates.
Another way is in those real estate ad magazines that are offered free at the entrance of most grocery stores. These publications contain a wealth of information on what is for sale and who is building in which area. As real estate has become a popular investment, these free publications are showing up right on the street in their own metal distribution containers.
Do not automatically agree to use the developer's lender without looking around to see what type of financing you are able to obtain on your own. As with the decision to obtain a buyer's agent, when dealing with a developer or a builder, it is up to you to determine the best kind of financing for your situation.

The problem comes with the lender who may be anxious to lend money to pay for materials used by a professional builder, but who does not want to finance something done by nonlicensed amateurs who do not have the experience or insurance that the builders have.

The city may not provide you with a certificate of occupancy; in fact, the building inspector may go over every inch of the nonprofessional's work looking for errors.
There are some things you may be able to do that will reduce the price of a developer's or builder's house. These things usually are in the range of those decorative upgrades that you install after you move in. As with any other home purchase, if you financially cannot pay for this house, either wait and save your money or find something that is in your price range.
