What Appraisers Look For


Whether you are buying or selling a property, you need appraisal for loans or to get the best value. You wouldn't want your property to be on the market for a long time because the price is set too high. When you get an appraisal, the appraiser will usually come by and walk around evaluating every physical aspect of your property. To get the best value you need to know what they will be looking for so you can make the right changes. This can be the property around yours, any improvements, negative features, and measurements.

Most likely if you have had a property for a while, you have made some improvements to it. It could have been a building and you have expanded, upgraded its system, or replaced any deteriorating features. Any of these could increase the value of your property. When the appraiser comes by, make sure to point out these improvements. It also wouldn't hurt to have a list to give to them in case they did not write them down or forget when they leave.

Most people don't realize that the property around yours can influence the value of your own. They also monitor how foreclosures in the area are affecting values in the local market. Even if your property is clean, very maintained, and in great shape, if the properties next to you are empty and trashed, your value can be a little lower because people wouldn't want to buy something surrounded by trash. If that's the case, take the time to contact the property owner to see if you could have them clean up or you could even have it taken care of yourself. Any thing that could impress the appraiser about your property can help your value.

If any improvements increase your value, of course negative features of your property can seriously lower it. Hanging wires, dents and scratches of the walls, broken outlets, all these you can fix up easily to help keep the appraiser from lowering the value. Cleaning up the trash and rearranging everything can influence the appraiser. Though the current layout of the rooms shouldn't matter, the appraisal process is purely subjective. You can probably get multiple appraisers going through your property and get different values.

Appraisers are usually trained and have completed coursework to get their license. There are well-known appraisers around the U.S. These are the National Association of Master Appraisers, the American Society of Appraisers, and the National Association of Independent Fee Appraisers who are people that are trusted To get the best value, make sure the appraiser you get is well trained and approved by your lender before you trust their judgment.
